Why your roof leaks in storms but stayed dry all winter

Winter rain in Phoenix falls straight down and drains the way the roof was designed to shed it. The stain is not the leak

Water runs downhill along rafters, decking, and underlayment before it drops onto your ceiling, so the stain often shows up several feet from the entry point, sometimes a whole room away. We trace the water uphill instead: attic side when there is access, moisture path across the deck, then the specific flashing, penetration, or underlayment failure where it starts. Fix that one detail and the leak is actually gone.

What leak repair looks like on each roof type

The entry points differ by system, and so does the fix:

• Tile: the tiles shed most of the water, the underlayment beneath does the waterproofing. Leaks trace to torn or aged underlayment, valley metal, or flashing, and the repair means lifting tiles in that area and replacing what failed underneath.
• Foam and flat: splits or blisters in the coating, ponding areas, and penetrations like vents and AC lines. Caught early, these are clean localized repairs ahead of a scheduled recoat.
• Shingle: wind-lifted or cracked shingles, exposed fasteners, and valley or step flashing. Phoenix sun makes older shingles brittle, so we repair with matching material and a light touch.
