Roof Inspection in Phoenix

What We Check on a Phoenix Roof
An Arizona roof faces conditions most of the country never sees: extreme heat that dries and cracks underlayment, dust storms that clog drains and wear coatings, monsoon winds that lift tile and flashing, and hail in places like Peoria and Surprise. Our inspection works through every point where those conditions do damage.
Tile
Cracked, slipped, or broken tiles, and the condition of the underlayment beneath them. In Phoenix, tile roofs almost always leak at the underlayment, not the tile.
Underlayment
Age, dryness, and cracking. Arizona heat cooks underlayment from below the tile, and it fails long before the tiles do.
Flashing & Vents
Flashing, penetrations, vents, and skylights. These transitions are where most roofs fail first, and where most leaks start.
Foam & Coatings
Blisters, cracks, ponding water, and UV wear on the coating. Foam roofs are only as good as the coating protecting them.
Fasteners & Seams
On metal roofs: loose fasteners, separated seams, and coating condition. On shingle roofs: curling, missing tabs, and granule loss.
Structure & Drainage
Sagging, soft spots, past repairs, clogged valleys and drains, and anything letting water sit where it should not.
When to Get a Roof Inspection
Buying or selling a home
An independent roof inspection tells you what you are actually buying, or heads off surprises before closing. The written report gives both sides something concrete.
After monsoon season
Wind-lifted tiles, hail-bruised shingles, and punctured foam often are not visible from the ground. A post-storm check catches damage while it is still a small repair.
When the roof hits age milestones
Tile underlayment often needs attention after 15 to 25 years in this climate, and foam coatings on 5 to 10 year cycles. If you do not know the roof's age, that alone is a reason to look.
At the first sign of trouble
Ceiling stains, granules in the gutters, or debris on the ground below the roofline. Small signals now beat drywall repairs later.
