What Goes Wrong on Commercial Foam Roofs

Why Timing Matters More on Foam

The coating is the foam's only UV defense. Once it wears through, sunlight degrades exposed foam quickly, turning a minor recoat touch-up into foam replacement in that area. Wet foam also loses insulating value, so a small leak quietly raises the cooling bill long before it shows up on a ceiling tile. Early repair keeps the roof recoat-eligible, which is the whole economic advantage of the system.
