Do you recoat foam roofs in central Phoenix?

My tile roof is from the 90s and looks fine. Do I need to do anything?

Probably, and the tile is not the issue. Concrete tile lasts 50 years or more, but the felt underlayment beneath it in most 80s and 90s Phoenix homes was rated for 20 to 30. We lift a few tiles, inspect the underlayment, and if it is brittle we recommend a remove and reset: same tile, new underlayment, at a fraction of full replacement cost.
